Scale is a maintenance cost that never appears on a maintenance sheet

It shows up instead as rising running costs, equipment replaced early, and humidification that quietly stopped working two winters ago.

The premises we look after

Around the Valley and greater Spokane

Offices and suites

Business-park and arterial offices. Rooftop packaged units and splits, zoning somebody reconfigured years ago, filter programmes and a written record per unit.

Clinics and treatment rooms

Rooms that must hold a temperature while somebody lies still in them, where humidity matters as much as temperature and a failure cancels a day of appointments.

Retail units

Door-open trading, west glass and one unit expected to handle both. Honest conversations about air curtains and vestibules, including when they are not worth it for your door.

Workshops and light industrial

Tall doors, high bays and a process that makes heat. Destratification, spot heating, extraction and make-up air, sized for how the space is actually worked.

Restaurants and kitchens

Where hood exhaust and dining-room comfort are one problem. We measure the make-up air, because a room that cannot hold temperature at service usually has a building being pulled into a vacuum by its own hood.

Landlords and managers

Attend, diagnose, photograph, price, report, and authorise nothing without your written say-so. Annual condition surveys per unit across a portfolio.

What hard water costs a building

Four places it shows up on the invoice

Humidification that stopped

Steam and evaporative humidifiers scale fastest of anything in a commercial system. A unit whose cylinder or pad is blocked draws power and produces nothing, and nobody notices until somebody complains about static or a process goes out of tolerance.

Hydronic efficiency drifting down

A millimetre of scale on a heat exchanger costs several per cent in efficiency, every year, permanently. It does not fail; it just gets worse, and the bill is blamed on the tariff.

Tankless and domestic hot water

Descaling intervals printed in a manual assume average water. On this supply the real interval is shorter, sometimes by a lot, and ignoring it is how a unit dies inside its warranty period.

Evaporative and adiabatic cooling

Attractive in a dry inland summer and genuinely effective — but media and distribution systems here clog quickly, and without a bleed regime that accounts for the water, the saving does not survive the second season.

A packaged rooftop unit on a flat commercial roof with its service panel removed, dry hills visible in the distance.
Boundaries

Four things we do not take on

Said here rather than discovered on site.

  • Water treatment

Softeners, filters, conditioners and dosing are a plumber’s trade. We measure the water and tell you what it is doing to your equipment; we have nothing to sell you about fixing it.

  • Commercial refrigeration

Cold rooms, coolers, freezers and process cooling are a different trade with different equipment, refrigerants and certification. We say so on the telephone rather than after driving out.

  • Mould testing and remediation

We find and fix the moisture source, which is our trade. Testing and removal is an assessor’s and a remediation contractor’s work.

  • Any humidity or temperature figure somebody else owns

Where a number comes from a standard, an insurer, an auditor or a process, that number is theirs. We design to a figure you give us and say honestly whether the building can hold it.
